Selling a house can be stressful: first you have to decide to sell, then prepare the property, wait for a buyer, manage the offers and, finally, complete the sale at the solicitor’s.
At REMAX Isla Blanca, we simplify the whole process, offering professional advice from the very beginning right through to the completion of the sale. Close collaboration with your estate agent and strategic planning are key to selling successfully and without any hitches.
Our estate agents have real-world experience in property valuation and access to the global RE/MAX network, which comprises more than 144,000 estate agents in nearly 110 countries
Many property owners think they can always lower the price later if they don’t receive any offers. However, this can be a costly mistake: setting a competitive price from the outset leads to faster sales at better prices than starting high and then lowering the price.
Here are some of the resources we make available for your property:
‘Potential buyers usually form their first impression in just 30 seconds.’
Tip! Step out of the house during viewings so that buyers have space to share their thoughts freely.
It’s also a good idea to prepare a short letter about the neighbourhood, with information on local amenities and events.
Just as on the mainland, anyone selling a property in Ibiza must pay certain taxes. It is important to seek legal advice to avoid unnecessary payments or penalties.
When a person resident for tax purposes in Spain sells their main residence, the capital gain arising from the sale is subject to personal income tax. The gain is calculated as the difference between the sale price (less associated costs) and the purchase price (plus costs and improvements).
We recommend that you check these tax brackets with the Tax Authority, as they may be subject to change.
Non-residents are taxed at 19 per cent on the profit. The buyer withholds 3 per cent of the sale price and pays it directly to the tax authorities; the tax authorities then calculate the final amount and adjust it if necessary.
In addition to capital gains tax, the seller must pay the municipal capital gains tax (tax on the increase in the value of urban land). This tax is levied on the increase in the value of urban land between the date of purchase and the date of sale; the amount payable depends on the cadastral value, the length of ownership and local council regulations. It is usually paid by the seller.
When selling your property in Ibiza, it is standard practice to pay an agency commission of 5 per cent plus 21 per cent VAT. This is also the rate charged by REMAX Isla Blanca.
